Terms & Conditions

1. Reservation & Payment

  • A 50% deposit is required to confirm your reservation. The remaining balance is due 30 days prior to check-in.
  • All rates are quoted in US Dollars (USD) and are for the entire villa (up to 14 guests).
  • A refundable security deposit of $5,000 USD is required and returned within 14 business days after departure.
  • Payment accepted via wire transfer, credit card (Visa, Mastercard, Amex), or PayPal. A 3% fee applies to card payments.

2. Cancellation Policy

  • 60+ days before check-in: Full refund minus a $500 administrative fee.
  • 30–59 days before check-in: 50% refund of the total booking amount.
  • Less than 30 days: No refund.
  • Peak season / holidays (Dec 20–Jan 5, Easter week): All bookings are non-refundable.
  • We strongly recommend travel insurance.

3. Check-In & Check-Out

  • Check-in: 3:00 PM | Check-out: 11:00 AM
  • Early check-in or late check-out may be available upon request, subject to availability.
  • A late check-out fee of $500 USD may apply.

4. House Rules

  • No events or parties without prior written approval and additional event fee.
  • Maximum occupancy is 14 overnight guests. Day visitors must be approved in advance.
  • No smoking inside the villa. Designated outdoor smoking areas available.
  • Quiet hours: 10:00 PM to 8:00 AM.
  • Pets are not permitted unless prior written approval is obtained.
  • Guests are responsible for any damages beyond normal wear and tear.

5. Liability

  • The property owner and management are not liable for any injury, loss, or damage during the stay. Use of pools, hot tub, and facilities is at the guest's own risk. Children must be supervised around water features at all times.

6. Force Majeure

  • In the event of natural disasters, pandemics, government restrictions, or circumstances beyond our control, we will work with guests to reschedule or provide credit. Refunds are handled case-by-case.

7. Governing Law

  • These terms are governed by the laws of Mexico. Disputes shall be resolved in the courts of Cabo San Lucas, Baja California Sur, Mexico.
